As many look to relocate towards the South West, Bude’s estate agents experience a year like never before.

Following a year of staying indoors, working from home and rethinking lifestyle choices; many people have been looking to relocate out of UK towns and cities and move to the coast. The growing realisation by businesses that significant numbers of its employees can effectively work remotely, without the need to be office based, has also spurred this trend on.

With stamp duty holidays, ‘Cornwall Estate Agents’ have been widely searched online and Bude Estate Agents have been inundated with requests.

Area Manager for Kivells Estate Agents, Daniel Stokes told Bude Life ‘This has been the busiest 12 months we have seen in the last decade in the area. Branch Manager John Tape at Webbers Estate Agents echoes these sentiments telling us ‘There has never been a better time to sell in Bude and the surrounding area’.

So with all this interest, is now the time for residents to consider a move? Daniel from Kivells told us ‘Due to unprecedented high demand, this caused a lack of available properties on the market for sale and prices went up as a direct result. This year has been no different since the Christmas lockdown was lifted and we are seeing more cash buyers registering with us than ever before. Each property we bring to the market has multiple buyers with prices soaring in some cases up to 18% above the asking price!’

‘Sales and lets are happening very quickly too with properties going on the market and sales agreed or let instantly. As a result, there are now very limited properties available’.

With stamp duty coming to an end and a large question mark over the economic future, will the housing market still be so buoyant in Bude over the coming months. Daniel told us ‘We think it’s going to be tempered. It will still be a very good market but perhaps not with the same urgency. If you are thinking of selling and moving out of the area, now is an exceptional time to sell and get the best price possible for your property. A good agent can juggle both your sale and purchase under one roof and make the move happen for you this year’.
